Welcome to my website! It is my goal as your full-service and full-time real estate professional, specializing in the Elk Grove and Sacramento areas, to provide you with superior service at all times.

I have lived in the Elk Grove area since 1985 and in the Camden Passage neighborhood -- with my wife, two children and a perpetual puppy  -- since 1991. We have attended Sun Grove Community Church since its inception and I coached both kids – and hundreds of other boys and girls -- in softball and baseball for a dozen years.

 My local expertise and real estate experience – not only as an agent but as a widely respected newspaper journalist who reported on the industry for many years -- will benefit you whether you are serious about buying or selling a home at this time or if you are a returning client checking out the many homeowner resources I offer.

Prior to joining Coldwell Banker, I spent many years as a newspaper reporter and editor from San Luis Obispo to Tulare, Fresno, Modesto and Sacramento. As a Sacramento Bee business reporter, I specialized in writing about residential and commercial real estate and development. As a columnist in The Bee's regional sections, I became a familiar – and mostly friendly -- face in neighborhoods from Elk Grove to Folsom, Fair Oaks, Rancho Cordova and El Dorado County.

I developed my passion for real estate honestly enough: My mother was a broker-owner in the Bay Area for many years and my dad also held a sales license.

I want to thank you for consistently providing great service and support when assisting my father in home buying. You were so very patient and kind and took your time with him showing him homes and even when he was unsure you would just keep taking him back to see the same home again.
He is almost 70 and you you had so much patience. You wanted to make sure he was happy and confident before making the offer. Not only did you make sure he was happy with the homes before making an offer you also did your research, screening the homes, sellers/agents. You helped us prioritize which made his decision making much easier.

Bob I think what really made your work stand out was when you sent over your offer to the seller/agent, and not only did you send the offer you told a story, about my father who he was and how he would be a wonderful addition to the new community,this really made him stand out in this market where investors are winning all bids with cash offers. You talked to the sellers, you told them how my father as a Veteran contributed to his country and would be a great addition to the community. You even found mutual interests in him and the prospective neighbors.

Bob, it is so nice to know there are Agents, no PEOPLE, like you that really care about their customers. I was shocked to read the wonderful letters you wrote in your offers. This showed you really were listening to him and you knew exactly what he needed. 

At the final close, when we were so excited for my father and pleased with your services, I could not believe your thoughtful gifts. At the time, when we thought we should be flooding you with thanks and gifts, you took extra attention to remembering what each of us favored and personalized gifts to us for being your customers, even remembering my 6 year old sister who JUST LOVES BOB! LOL.

At any rate. I can't thank you enough for what you have done in helping my father and my sister. I wish we had a Bob Walter, everywhere we did business. The store, the doctors, the auto shop, post office, airlines etc because they can all take lessons from you in how to provide the best CUSTOMER SERVICES.

Dear Bob:

Today I became an owner of a very special home.  Other than a vacation home in Oregon, I haven’t owned a home in over 25 years. I was really stressed out as to how to handle the search, how to make offers, how to go through all the inspections and appraisal and finally signing on the dotted line to make my purchase.

I want to thank you for making the process as painless as possible. You are a professional man and took care of me with sensitivity and knowledge, while also preparing me for each step along the way. I always felt like I knew what was happening and why. You were always responsive to any question I had, whether it was through telephone, text or email. You held my hand, figuratively, and I felt secure in your expertise. You were a gentleman, and were friendly and humorous when I needed a laugh. I didn’t know you when we met, but I now consider you a friend.

 Thanks for the gifts; I can’t wait to open them. The girls were touched with their gift too. Jessie said: “Oh, that is sooo sweet, right on, pizza – perfect.”

Last Spring, we needed a real estate agent to sell our house and purchase a new home for our family.  After meeting with Bob Walter with Coldwell Banker, we knew we had found the right person to handle the transactions.
Bob listened carefully to all our requests, he was extremely enthusiastic and ambitious, he moved quickly to accomplish all the big and little details, and he was always upfront and honest about every detail.  We never questioned whether Bob had our best interests as his top priority, because it was always obvious.
Bob did his homework and priced our house competitively.  He also used resources within Coldwell Banker, such as consulting with agents he respected, and confirming with others that our house was priced correctly.  Bob used every avenue available to advertise our home so it would have wide exposure.  The flyers he designed (with a little help from his daughter) looked great and he kept them stocked in front of the house.
Bob held an open house quickly (which ultimately resulted in the sale of our home).  Within one month, we had a good offer on our house and it sold within the price range we needed.
Our experience with Bob in the purchase of our new home was also very pleasurable.  Because he listened to our conditions, he did not waste our time looking at properties that were not of interest to us.  He did a lot of research and found properties in our preferred neighborhoods.  He made plenty of time to take us to view homes, and was very patient when we asked him to look into other properties that perhaps he already knew were not ideal.  Bob fostered positive relationships with other agents and home owners and again, was always positive and enthusiastic.
Finding the home we ultimately bought was completely of Bob’s doing and is a testament to his hard work and ambition.  He scoured our preferred neighborhood and landed upon a home that was in the process of being completely remodeled.  He arranged for us to see the home that afternoon, despite the owner’s reluctance to show an unfinished home.  We were able to make an offer on the house before it went on the market at which time there would have been a lot of competitive offers.  We love our new home, which met all our criteria and then some. 

Without a single hesitation, if we ever buy or sell another home, we would first look to Bob to represent us and handle the transaction.  He is extremely knowledgable, dependable, honest, and makes an excellent agent.  We highly recommend him.
